How it works

How a plan set becomes a send-ready bid.

1

Upload your plan set

Send a PDF: shared link or file, any size. No portal, no software to install.

2

We build the complete package

An AI takeoff counts and measures. A professional estimator reviews every quantity before it goes out.

3

You review and send

Editable Excel, Word and PDF files with your logo and your rates. Adjust anything, then send.

1–3 day turnaround

The package

The whole bid package. One delivery. All editable.

Steel ships six files, including a separate scope letter and pay-app templates. Concrete ships five files: the scope is written into the proposal; a PM task list takes the place of the pay-app templates.

CSI Division 5. We take off beams, columns and braces; embed plates and anchor-bolt assemblies; composite deck and shear studs; metal-pan stairs and landings; guardrail, handrail and ladders; grating and floor plate; elevator divider and hoist beams; and site and garage metals. We work for steel fabricators, erectors and misc-metals subcontractors.

CSI Division 3. We take off footings, grade beams, pile caps and pits; slab on grade and thickened slabs; elevated decks and mat pours; columns, shear walls and perimeter walls; drop caps, stairs and topping slabs; and reinforcing by bar size, with formwork, placement, finish, prep and joints carried as separate operations against every element. We work for concrete contractors, forming and placing subs, and design-build GCs.

A trade goes live when every quantity names its sheet, states how it was derived, and what the drawings never answered lands on an RFI list, not in the total.

Reference

A steel subcontractor on what actually changed.

I can open it and see the members and the sheet they came off. When a GC questions a quantity, I answer with the drawing in front of me rather than taking a number on faith.

The limit, in his words: “It is not an autopilot, and I would be skeptical of anyone who sold it that way. I review every package before it goes out. I set the wage basis, I set the rates, and I make the scope calls.”

Where we work

Every county in California.

Your plan set arrives as a PDF, so location changes neither turnaround nor price. We estimate for subcontractors bidding anywhere in the state: the Bay Area (San Jose, Oakland, San Francisco), the Sacramento Valley, the Central Valley (Fresno, Bakersfield), the Central Coast, and all of Southern California (Los Angeles, Long Beach, Anaheim, Riverside, San Bernardino, and San Diego).

What changes by region: which jurisdiction's plan-check comments to expect, whether the job sits in an Iron Workers district that makes it a union bid, and whether a public owner puts it under prevailing wage. Tell us the county and the awarding agency and we'll flag those before you price, not after you win.

Outside California? Send it anyway. We just won't pretend to know your local labor market.

FAQ

Straight answers.

Are the estimates accurate?

Every package starts as an AI takeoff, then a working estimator goes through it line by line before it ships. You review it too, and every quantity names the sheet it came from, so you can check any number yourself. Estimates are informational tools: always verify quantities and pricing before you bid.

What do I send?

A PDF plan set, as a shared link or a file. If you have addenda or a bid form, send those too.

How fast?

Steel and misc metals: 48 hours standard, 24-hour rush +35%. Concrete: 48–72 hours standard, 24–48 hour rush +35%.

Is my plan set confidential?

Yes. Your plans are never shared, never used to bid against you, and deleted on request.

What trades do we cover?

Structural steel, misc metals and concrete are live today. Framing, drywall, mechanical, plumbing, and electrical are on the way. A trade goes live when every quantity it produces names its sheet, states how it was derived, and puts what the drawings never answered on an RFI list instead of into the total.

What does a bid package cost?

Priced per bid package, per trade. Steel and misc metals: Starter $299–399 for small scopes, Standard $549–899 for a typical commercial bid, Complex $1,200–2,500 for large or multi-building work, and your first package is free. Concrete: Starter $550–750, Standard $950–1,400, Complex $1,800–2,900, with 50% off your first package. Rush is +35% in either trade: 24 hours on steel, 24–48 on concrete.
